Job Information: Development Director (paycheck.com)

We are seeking a dedicated and mission driven Development Director to join our Development Team to support efforts to grow our portfolio of affordable and mixed-income multi-family housing projects. This Development Director will have responsibility for implementing real estate development projects from conception through closing, construction, lease-up and stabilization. The Development Director is expected to deliver each project on schedule and within budget, while meeting our high-quality standards. The Development Directors duties and responsibilities shall include but not be limited to:

Project profitability and schedule and its related impact on the corporate finances. Develop and maintain professional relationships with state and federal funding agencies, staying apprised of available programs, requirements, and initiatives. Develop and maintain professional relationships with joint venture partners, investors, and municipalities. Assist in the selection of sites, manage due diligence, prepare project feasibility analysis, and develop the pro forma and financial structuring. Coordinate and oversee the structuring, assembly, and review of funding applications. Maintain project budget, complete sources and uses and monthly updates of costs to complete. Coordinate professional team to obtain project entitlements. Attend meetings as required to obtain entitlements, which may require multi-state travel. Select and negotiate third party agreements with design professionals (e.g., architects, engineers, etc.) and direct them on design development and review, adhering to Dakota building specifications and standards. Select and negotiate agreements with project consultants (e.g., attorneys, historic, housing, etc.). Obtain required third party studies (market study, appraisals, environmental reviews). Manage third party contracts and billings. Coordinate pre-syndication and lender effort (equity, construction loans, permanent loans). Lead the project closing process. Manage design and construction teams to ensure the timeliness, quality, and cost effectiveness of project. Represent the owner at construction meetings and resolve issues related to design implementation, schedule, permits, third- party professionals responsibilities and requisition reviews. Review and approve construction funding requisitions. Review and approve construction change orders. Assist in preparation of requisitions and submission to lenders and equity providers and ensure timely funding of requisitions. Determine all regulatory requirements for the issuance of Building Permits, Certificates of Occupancy, and other permits from the local municipality and direct the contractor and third-party professionals to perform their required roles. Oversee preparation of the construction punch list and ensure work completion. Assist in preparing final project cost certification for 8609 issuance and regulatory agreement filings. Ensure scheduled collection of developer fees. Coordinate with our Asset Management team and 3rd party management company throughout development process and successfully hand off project once complete. Other related duties as assigned.

Construction Superintendent

We are looking for a Superintendent for our projects in MA/RI. The Superintendent is responsible for the safe and timely completion of each assigned project and for ensuring all work is completed in strict accordance with plans, specifications, and local codes. The Superintendent will supervise all subcontractors and vendors daily to ensure adequate manpower is available for each task and that compliant work be performed. Conflicts or unapproved deviations from approved design documents should be communicated to the Project Executive for resolution.

Responsibilities:

Responsible to lead site team from construction start through project closing as a liaison Ensure contract scope is understood by the entire site management team Assist with the development and maintenance of the baseline production schedule for the project, ensuring proper sequencing of construction activities to allow subcontractors to operate efficiently and profitably Oversee a safe working environment. We are seeking a Development Project Accountant. This position is primarily responsible for all development accounting including project cost tracking and reporting and processing of project AP and construction draw process. The ideal candidate will have experience working with construction lenders and public agencies. Pre-Development:

Work with the Development Directors on project tracking, assignment of project cost code categories. Provide cost reporting for each project in pre-development to Development Directors allowing them to update the project costs monthly. Development:

Work with lenders and public agencies to understand requirements for draw processing. Work with the Development Directors to prepare initial closing draw and settlement statement. Provide monthly preliminary project cost reports to Development Directors; meet with Development Directors to finalize monthly requisition draw; prepare and process the monthly draw requisition. Approve project invoices to appropriate category code. Prepare and enter project related journal entries to accurately account for project costs. Manage monthly draw process with lenders and state agencies. Reconcile project budget, final cost reports, and organize for preparation of cost certification audits. Work with Development Directors to report on monthly budget updates including making recommendation on potential budget adjustments Work with Development Directors on ad hoc budget analysis such as updating interest projections, adjuster calculations, etc. Prepare year-end work papers for projects. We are seeking a dedicated and extremely organized Administrative Assistant to join our Team. You will be a key member of our organization supporting the EVP of Development and the Development team, a portion of who are fully remote. You will be responsible for critical tasks such as assisting with the preparation of application packages, working on special projects as requested by the Development Team, keeping schedules and funding information up to date, and maintaining miscellaneous documents that are crucial. The Administrative Assistant’s duties and responsibilities shall include but not be limited to:

Administrative support for the development team and the EVP:

Schedule and manage a high-volume calendar by prioritizing requests Arrange business travel accommodations and itineraries for the EVP and the team as needed File, organize, and retrieve records and documents in the server Screen incoming calls and requests, and direct inquiries to appropriate people Plan and coordinate both social and educational events – i.e. organize team events, sign up for seminars, keep track of conferences, etc. Lead special projects and assignments as needed Act as a liaison between the EVP and team members, consultants, and vendors Assist with the preparation of application packages and requests for information/proposals Print/scan and bind applications and presentations Maintain up to date Development manuals and Development process information Coordinate between Development and Marketing for any newsworthy information and event planning Keep schedules and funding information updated Special projects as requested by the Development Teams
